For HMO landlords

Fire door inspections for HMO landlords.

In an HMO, the fire doors along the escape route are what give tenants time to get out. We check every one, door by door, and give you a clear, detailed report, backed up by photo evidence, that you can act on.

Why it matters

Fire doors protect the way out.

In a shared house or a block of flats, fire doors protect the stairs and landings that everyone relies on to get out safely. A missing closer, a non-compliant door, or a broken seal can let smoke into the escape route.

Fire doors often take a beating: tenants wedge them open, take closers off because they’re “too heavy”, and doors get damaged in moves. A regular independent check tells you where you stand.

The rules

What the rules ask of landlords.

HMOs. The Management of Houses in Multiple Occupation (England) Regulations 2006 say the manager must keep all means of escape from fire free from obstruction and in good order and repair, and keep fire alarms and fire fighting equipment in good working order. In most HMOs, the fire doors along the protected escape routes are a key part of the means of escape.

Blocks of flats. If your building has two or more flats, the Regulatory Reform (Fire Safety) Order 2005 covers the shared parts and, since the Fire Safety Act 2021, the front doors of the flats too. For blocks over 11 metres there are set check frequencies: see fire door checks for apartments (Regulation 10).

Who is the Responsible Person? That depends on who controls the building: it could be you, a managing agent or the freeholder. If you’re not sure, it’s worth finding out.

The checks

Every door on the escape route.

Every door is checked against nine key areas, from gaps and seals to closers, hinges and certification, so nothing is missed.

  • Gaps
  • Seals
  • Closers
  • Hinges
  • Certification

An honest picture, then you choose who fixes it.

Because we don’t do remedial works, we’re not going to find problems to sell you a fix. Get competing quotes from our report, usually without another site visit.

  • Every door photographed, referenced and located
  • A pass or fail for each door, with the reason
  • A clear recommendation for every defect
  • Sent electronically, in as little as 48 hours

Access

Fitting around your tenants.

Access is the awkward bit with tenanted property. We coordinate directly with your tenants by email and phone, with automated booking reminders, and we do our utmost to gain access to every door to ensure it gets inspected. For any door we can’t access, we provide a limited inspection record.

FAQ

Questions, answered.

Do I need a fire door inspection for my HMO?

The HMO management regulations require the means of escape from fire to be kept in good order and repair, and the fire doors along the protected escape routes are usually a big part of that. An independent inspection shows you what condition they’re in and gives you a record of the check.

Can you inspect a single house?

No. We inspect HMOs, blocks of flats and larger buildings, not single-let houses.

Are apartment front doors my responsibility?

In a building with two or more flats, the Fire Safety Order covers the front doors of each apartment as well as the doors in the shared parts. Who looks after them depends on your lease and who the Responsible Person is, so it’s best to check your lease and agreements.

Who carries out the inspections?

Inspections are carried out by a FireQual-accredited inspector. Pronto Surveys is based in Greater Manchester and works nationwide.

Does Pronto fix the doors that fail?

No. We don’t do remedial works, which is exactly why our reports are impartial. You can send the report to any contractor you like for quotes.

How quickly are reports delivered?

In as little as 48 hours after the inspection, sent electronically.
