The rules
What Manchester building owners need to know.
The Regulatory Reform (Fire Safety) Order 2005 says fire doors must be kept in efficient working order and good repair, and the Fire Safety Act 2021 made it clear that applies to flat front doors as well as the shared parts.
In Greater Manchester, it’s Greater Manchester Fire and Rescue Service (GMFRS) that enforces fire safety in buildings. Its own guidance on the Fire Safety (England) Regulations 2022 sets out quarterly checks on communal fire doors and annual checks on flat entrance doors in blocks over 11 metres. See our Regulation 10 page for what that means in practice.
The checks
Nine checks on every door.
Every door is checked against nine key areas, from gaps and seals to closers, hinges and certification, so nothing is missed.
- Gaps
- Seals
- Closers
- Hinges
- Certification
The same report, wherever the building is.
Every inspection is carried out by a FireQual-accredited inspector. Because we don’t do remedial works, our reports are impartial: send them to any contractor for like-for-like quotes.
- Every door photographed, referenced and located
- A pass or fail for each door, with the reason
- A clear recommendation for every defect
- Sent electronically, in as little as 48 hours
